OUR RENTAL PROCESS
This information is provided to ensure that we properly explain the
obligations of renting a vacation property from Seaview Real estate,
Inc.. It is our desire that you and your guests have a safe, enjoyable,
and hassle-free experience. We thank you for your business and we look
forward to seeing you soon!
FINDING A VACATION HOME
To start the process, conduct a search from our home page, using any
one of several search methods. Once you find a home or two that suits
your needs, call to speak with one of our Rental Agents. We all work as
a team, so anyone can help you. Each agent is licensed to practice real
estate in Massachusetts and will explain the property details to make
sure it is the right house for you. Please note you cannot reserve a
property online yet.
In response to increasing requests for the opportunity to preview
rental properties, we are implementing a "Show Property Fee" of $35 to
offset the expense of time and gasoline to show rental units.
Please
consider the following when identifying a vacation home:
ACCOMMODATIONS
The properties we represent are private residences--decorated and
furnished by individual owners--therefore each property is unique.
Please ask as many questions about the specifics of a property as
necessary, and view the photos that we have posted on the website.
OCCUPANCY
Occupancy (including small children, infants, and visitors) is not
to exceed the limit cited on your lease, and must be initialed by you.
Exceeding occupancy limits may result in additional charges, your damage
protection coverage, and even being asked to vacate the premises.
Our policy is NO SMOKING and NO PETS, unless otherwise specified in
the property listing details.
HOW THE LEASE WORKS
After making your reservation, we prepare and send you two copies of a
lease. Please sign and initial all designated areas and return both
copies of that lease, along with your payment.
Your lease will include Vacation ProtectorSM Insurance. You will need
to OPT OUT on the lease if you DO NOT want this insurance protection
product. If you OPT OUT of this you will need to decrease your first
payment by the listed Insurance amount on your lease. See below under
Vacation ProtectorSM Insurance for more details on this program.
If your rental is LESS THAN one month from the date we create the
lease your entire payment is due in 5 days. Ask your Rental Agent about
your method of payment as in some cases personal checks can’t be
accepted. If your rental date is greater than one month away the payment
policy is:
FIRST PAYMENT
This is due when we book the reservation for you. It includes:
- 50% of the total rental amount
- A Reservation Fee of up to $35 (at our option)
- $55 Property Damage Protection Fee
In the majority of our rental homes a Property Damage Protection
(PDP) Fee will be collected with the first payment. This is a
nonrefundable fee and is administered by Access America®. It is a
program that works for you to financially help with any accidents
during your stay. See below under Damage Protection for more details
on the PDP Fee. Please note some homes will not have this fee and
instead will have the traditional refundable Security Deposit.
- Vacation ProtectorSM Cancellation Insurance if you do not OPT
OUT
SECOND PAYMENT
The remaining 50% of the rental amount along with a Refundable
Security Deposit of $500 if you didn't pay the Property Damage
Protection Fee with the FIRST PAYMENT and a cleaning fee of $125.
Please note, if your rental is less than one month from the date we
create the lease your entire payment is due in 10 days and there is no
second payment.
In addition to all major credit cards we also accept cash, personal
checks, bank checks, and money orders. We’re working on PayPal but do
not have it at this time.
We will be in touch as your stay on Cape Cod approaches. You can
expect us to provide you with check-in details, linen rentals,
directions, and partner information to make your vacation as enjoyable
as possible.
DAMAGE PROTECTION
Each reservation has some form of damage protection. Its purpose is to
protect the property, and its contents, from damages, theft, and
financial charges. There are two forms of protection:
REFUNDABLE SECURITY DEPOSIT
Security Deposits are required. These funds are deposited in a
non-interest bearing escrow account as required by law. It is our policy
to mail your Security Deposit back to you seven days after your
departure date when we have been able to verify that there were no
violations of the terms of the lease, no missing items, damages,
excessive cleaning required after check-out, or additional telephone or
cable charges incurred.
NONREFUNDABLE PROPERTY DAMAGE PROTECTOR (PDP)
You can purchase a PDP for $55, when reserving a home. The Property
Damage Protector is administered by Access America and provides up to
$3,000 of loss protection due to theft or accidental damage to the
property you are renting. The PDP is valid for your entire stay and a
Certificate of Insurance with exclusions, conditions, and limitations
that may apply will be sent out to you upon purchase.
PROPERTY DAMAGE PROTECTOR DOES NOT COVER:
- Intentional acts of a guest and traveling companions;
- Gross negligence or willful conduct;
- Any loss, if a guest or traveling companions do not take
reasonable and prudent measures to protect the residence;
- Any loss, if the guest does not report the damage to Seaview
Real estate, Inc. staff by the time of vacating the residence;
- Normal wear and tear;
- Theft without forced entry;
- Damage or loss caused by any pet or other animal allowed onto
the premises by a guest or traveling companions.
CANCELLATION POLICY
Notice of Cancellation must be in writing and reported to us. Monies
received will be refunded only if the premises are rebooked by
owner/broker for the same reservation period and same rental amount,
less 20% of the total rental fee due to broker. NO MONIES will be
refunded if the property cannot be rebooked. THERE ARE NO REFUNDS FOR
CANCELLATIONS THAT ARE LESS THAN 30 DAYS prior to arrival and NO REFUNDS
if there is payment outstanding. You are responsible for the entire
contracted amount of the rental. For Vacation ProtectorSM Insurance
please contact Access America directly at 800-310-2431.
ADDITIONAL PROVISIONS
Information posted for each listing is supplied by the homeowner and
as such is deemed reliable but not guaranteed; details and rates are
subject to change at any time and Seaview Real estate, Inc. can not be
held responsible for any deviation in the listing information. There
will be no refunds or adjustments for malfunctioning appliances or
equipment; Seaview Real estate, Inc. will make every effort to have
appliances/equipment repaired as soon as possible.
CHECK-IN PROCEDURES
Check-In is between 3:00 p.m. and 5:00 p.m. If you will be arriving
later than 5:00 pm please call us to make special arrangements to pick
up your keys and rental information; if for any reason you are not paid
in full including and you arrive after hours, the keys will not be left
out for you. Please bring photo ID to check-in; refer to the
instructions sent with your leases for the appropriate office for
check-in.
CHECK-OUT REQUIREMENTS
- Additional information will be provided to you at Check-In. In
general we ask the following:
- Please perform basic cleaning (e.g. broom swept floors and
vacuumed carpets, all countertops wiped down, refrigerator emptied).
If you have any questions or concerns please ask.
- Please return your keys to our office unless instructed
otherwise.
- Please comply with the 10:00 AM check-out time. We appreciate
your consideration of the cleaner's schedule and the incoming
tenants.
- Noncompliance with our Check-Out Requirements may have an effect
on your Security Deposit.
Please note: Seaview Real estate, Inc. is not responsible for lost,
stolen or forgotten items. In some cases we ask that you pay for the
shipping costs to return your items.

Access America® Vacation ProtectorSM provides protection against the
loss of your vacation deposit or payments if unforeseen circumstances
